BALTIMORE, MD--Panattoni Development Company, Inc. has acquired, through a joint venture with Crow Holdings’ fourth real estate fund, Crow Holdings Realty Partners IV, L.P., a 51 acre site in Upper Marlboro, Maryland, marking the initial acquisition for the Baltimore Office established in early 2008. The site, located 15 miles east of Washington, D.C., is the last remaining developable tract in Collington Trade Center, a 3.2 million square foot park established by Prince George's County (MD) in the late 1970's. Panattoni intends to develop eight (8) flex and small bay warehouse buildings totaling 550,000 square feet and has reserved 20 acres for user sales given the park’s long attraction to owner occupied distribution centers. The property will benefit from the creation of a new intersection and second entrance into Collington Trade Center scheduled to open in September 2008 at the site's northeast corner. The new intersection will offer tenants’ direct access to, and frontage along, US Highway 301 (Robert Crain Highway) with visibility to over 45,000 cars per day.

Collington Park will service this pent up demand."
Panattoni will develop the site, designed by Morgan Gick McBeath and Associates, which will feature buildings ranging in size from 35,000 to over 125,000 square feet. Panattoni will begin clearing the site in August. Vertical construction will commence in spring 2009, with the first phase available for occupancy as early as September 2009.

"The Park's central location to Washington, DC, Baltimore and Northern Virginia along with direct access to the desirable employment population on the Route 301 corridor are common factors driving tenants to the Collington location." Current tenants in Collington Trade Center include Nordstrom, RIS Paper, Tribbles, Safeway, Buck Distributing and Rexel USA.
