Warsaw - Panattoni Europe, one of the leading developers of industrial space in Europe has informed they have signed a new lease contract with Knauf Industries Poland – a leading producer of styropore packaging. The company will occupy 9,612 sqm of warehouse space and office area of 400 sqm in Panattoni Park Wroclaw II.
Together with an economic growth of the regional markets there is a systematic bigger demand for a modern warehouse and office space. According to a report by Cushman & Wakefield in 2008 in the region of Wroclaw the demand grew to 184,000 sqm, out of which 23% was generated by logistics operators, 19% - retail chain networks, and 11 % - light production. In order to meet the emerging expectations Panattoni Europe in 2008 expanded its industrial warehousing area near Wroclaw. Having developed Panattoni Park Wroclaw I, located in Bielany District of Wroclaw (up to 86,500 sqm), the developer started construction works in the second park in Wroclaw, situated in Katy Wroclawskie, amounting to 60,000 sqm. Both parks attract a lot of Clients’ interest. Throughout 2008 the developer rented even 83,000 sqm in Wroclaw area.
New Tenant
The new tenant in Panattoni Park Wroclaw is a well-known producer of styropore and plastic elements, Knauf Industries. The client deals with production styropore packaging, insulation, and plastic moulding elements – Due to a rapid growth of our company we had to start looking for a new space fulfilling our requirements. It only took a wiole to discover, that in Wroclaw area Panattoni’s offer is the most competitive one and bound to satisfy Clients individual needs – said Tomasz Libera of Knauf Industries. – We are planning to move into the new seat in the beginning of Septemeber 2009. Ultimately our new facility will be a workplace about 150 people. Knauf Industries is another major client, who chose Panattoni‘s offer in Wroclaw area. In 2008, Panattoni Park Wroclaw II acquired a logistics operator CJ International, occupying 5,100 sqm. Orsay expanded its presence by leasing additional 8,000 sqm of warehouse and 1,446 sqm of office space Panattoni Park Wroclaw I. In October 2008, the developer signed also a 20,000-sqm-contract with Sauer Danfoss, a producer and distributor of hydraulics gear pumps and motors, the company which will soon open its new production site in Bielany of Wroclaw (Panattoni Park Wroclaw I).
Advantageous location
The new investment of Panattoni lies only 17 km from Wroclaw city center, in a village called Nowa Wies Wroclawska, within the territory of Katy Wroclawskie gmina. The Park is located in a direct neighbourhood of A4 highway, near a planned Wroclaw circular road. Thanks to its favorable location the Park enjoys splendid connections with the city center. It lies only 15 km away from the Wroclaw airport. Due to its prime position (neighbours of Germany and Czech Republic) Lower Silesia is an ideal location for companies cooperating with regional manufacturing companies as well as with the foreign regions.
Investment plans
Panattoni continues the expansion of its new locations. At present there are 380,000 sqm of space under construction. In the 1st Q of 2009 the developer is going to complete its three projects running parallel: in Zerniki (Panattoni Park Poznan II), Czeladz and Myslowice (II phase). Following moths will be devoted to delivery of the investment in Nowa Wies Wroclawska, completion of construction works at Panattoni Park Ozarów (2 Q of 2009), Panattoni Park Gliwice (3 Q of 2009) as well as Panattoni Park Gdansk (3/4Q of 2009).
