Panattoni Europe, one of the biggest industrial space developers in Europe, has summarized the last year’s achievements in Poland. In 2008 the developer had contracted over 510,000 sqm of warehouse and office space. The 4th quarter of 2008 was the most successful, when the developer acquired the 35% market share!
The year of top results
Panattoni Europe had closed 2008 with a record result of leased warehouse and office space. Apart from the decreasing market demand in the second half of 2008 the developer acquired a series of big volume contracts. According to the ranking by Cushman & Wakefield in the 4th quarter of 2008, the developer acquired the 35% market share. Within 12 months the company rented 510,552 sqm in the best logistics locations across Poland. In 2008, just like in the previous Year, Panattoni parks were the biggest and most recognized contracts in the sector – Leroy Merlin chose the Stryków complex and signed a lease contract for 56,000 sqm, Recticel contracted to rent 20,000 sqm in Panattoni Park Lódz South, and Ceva Logistics, logistics operator, had rented 17,500 sqm at Panattoni Park Pruszków. Among last year’s contracts executed by the developer even 18 covered space of more than 10,000 sqm.
Panattoni Europe acquired also other major Clients: a producer and distributor of engineered mobile hydraulics systems, Sauer Danfoss, which will soon open its new factory in Bielany of Wroclaw (Panattoni Park Wroclaw I), beverages producer Coca Cola HBC Polska, which is about to open its logistics center in Panattoni Park Myslowice, as well as a French giant in glass production, Saint-Gobain Sekurit HanGlas Polska Sp. z o.o., which will move into the newly built center of Panattoni Park Czeladz.

High demand in the regions
The demand noted by Panattoni was generated mostly by commercial companies (Leroy Merlin) producers and logistics operators. In 2008 the tenants were mostly interested in Central Poland’s locations (Lódz, Stryków), where Panattoni rented over 140,000 sqm and in the Warsaw area, where tenants rented almost 100,000 sqm. High demand was also observed in the Upper Silesia, where Panattoni leased almost 75,000 sqm and in the Wroclaw area (83,000 sqm) and Poznan (82,000 sqm).
Investment plans
In 2008 Panattoni built in Poland almost 500,000 sqm of warehouse and office space, which means a growth of over 283% as compared to the previous year! Panattoni is continuing the development of new locations. At present about 380,000 sqm of industrial space is under construction. In the 1st quarter of 2009 the developer is going to finalize three parallerly developed locations: in Zerniki (Panattoni Park Poznan II), Czeladz and in Myslowice (II phase) The following months will close further investments: Panattoni Park Ozarów (2Q of 2009), Panattoni Park Wroclaw II (2Q of 2009), Panattoni Park Gliwice (3 Q of 2009) and Panattoni Park Gdansk (3/4 Q of 2009).
