Warsaw - Panattoni Europe, one of the biggest developers of industrial space in Europe, has informed about releasing a road junction on the Route S1 in Myslowice-Kosztowy. The road junction investment, worth 30 million zlotys, was set up just by one of the biggest logistics centers in Poland, Panattoni Park Myslowice. The new investment shall upgrade the traffic in the heart of the Silesian agglomeration, at the crossing of A4 highway and express Route S1.
The newly established junction was constructed within an extremely short time frame, which marks a record. The construction works started in the beginning of July 2008 and the works were completed in January 2009. The pace of works inflicted a high wave of enthusiasm from the local community, who had not expected that the project would be finalized within half a year!
Beating time and efficiency records has been a trademark of Panattoni, which has always realized its investment on time. The road junction investment included remodeling the whole communication scheme in the area, and realization of a road junction on the express Route S1, connecting it with the district road nr 934. The junction will improve the traffic at the crossing of A4 highway and express Route S1. The investment was worth about 30 million zlotys.
New junction for the city
The new junction is a major rationalization for the local community and the whole urban area. Thanks to Panattoni’s investment the citizens of Brzezinka district and Kosztowy district will use a direct, fast connection with Route S1. Up till then the nearest exit was about 5 km away. The junction shall also faciliate the heavy-load traffic in Kosztowska Street and Brzezinska Street, which was very troublesome for the local people. The new investment will redirect the heavy loaded trucks driving to the local businesses so that they go through the junction, instead of local streets in the residential area. The people living in the neighboring city parts are also praising the investor for erecting special acoustic screens all along the Kosztowska Street.
Also the authorities of Myslowice appreciate Panattoni’s efforts. Tadeusz Chowaniak, 1st Deputy Mayor of Myslowice City has commented: – This is a very important investment. It will enable to redirect the traffic from the cross-distric road 934 from Kosztowska Street, which had been overloaded with heavy traffic. Thanks to the new junction transit traffic will flow smoothly in all directions. The investment of Panattoni will improve Communications and road safety in Myslowice, and also increase the level of attractiveness of the adjacent plots for the potential investors.
Panattoni has offered to the local community not only some traffic improvements, but also new work places. In the future even about 1,500 new employees will find jobs servicing the new logistics center.
New space for the Clients
Panattoni Park Myslowice will be one of the biggest distribution centers in Poland. The enormous center, consisting of 7 buildings, will be located close to A4 highway and express Route S1. Upon completion of the last phase of construction the park will be 190,500 sqm big. The Pyrzowice Airport is only 30 kilometers away. The Park’s location provides perfect conditions for the domestic and international transportation and an easy access to highly qualified workforce.
The first stage of investment, realized for users in November 2007, consisted of 1 facility of 20,000 sqm, which was entirely leased to ND Logistics. In the second stage, enlarging the Park for another 45,374 sqm, two more buildings will be finalized: #D of 23,117 sqm and #C of 22,256 sqm. Both facilities will be ready for lease in the 1st quarter of 2009. Next, building G shall be completed (33,415 sqm) in the 2nd quarter of 2009. The logistics center of Myslowice was chosen not only by ND Logistics but also by other major companies e.g.: DPD and Coca Cola. – Silesia has had the best central infrastructure and location in this part of Europe. Thus we treat it as one of the priority locations, which we have recommended to our tenants – stressed Anna Kordos, Manging Director of the Silesian branch of Panattoni. Upper Silesia has been the key industrial region in the south of Poland, and a huge consumers market as well as a good resource of qualified work force. Panattoni is all for Silesia: apart from the expansion of the Myslowice Park, the developer has been building new logistics centers in Gliwice and Czeladz. Upon their completion, the developer shall offer almost 300,000 sqm of modern warehouse and office space in the region.
