Hundreds of acres of undeveloped land along Interstate 35 could soon be home to a new industrial park.

Panattoni Development Co. wants the Olathe City Council to rezone about 186 acres north of 175th Street and east of Clare Road to a general industrial district, which would allow for the construction of am intermodal industrial park. The Planning Commission already approved the request.

Panattoni is a private developer that specializes in office, industrial and build-to-suit projects. Founded in 1986, the company has 59 offices worldwide, with a portfolio of 610 million square feet, according to its website.

The California developer plans to build eight industrial buildings totaling approximately 2.8 million square feet. Tenants have not yet been identified.

The location of the planned industrial park previously has been used for agricultural purposes and remained vacant since it was annexed in August 2022. Heartland Coca-Cola’s 660,000-square-foot bottling facility will be to the east of the site, and the Lone Elm Business Park is northeast, near 151st Street.

Property to the west, within Gardner, is zoned as a general business district and is undeveloped. The property to the south, across 175th Street, is being used for agriculture.

Along the western half of the property, Clare Road would be upgraded to provide two access points to the site. Because of the size of proposed project, a new road, called Gleason Road, would be built to connect 175th Street with the northern half of the development, where a conservation area prevents the road from linking with 167th Street. A private drive would connect Gleason Road to 167th Street.

An additional public street would be built to provide access to internal buildings on the site. That road would ,curve to the east, connecting with the future Gleason Road to the east and 175th to the south.

Panattoni plans to develop the site over five phases, beginning with stormwater improvements and the construction of a 467,000-square-foot building at the southwest corner of 175th and Clare Road. The second phase would produce two industrial buildings totaling more than 400,000 square feet near Clare Road, and the third phase would add a pair of buildings with more than 1 million square feet adjacent to Gleason Road.

A 134,000-square-foot facility would be at the center of the facility, west of Clare Road, and the developer would add it in the fourth phase, along with a 415,000-square-foot building facing I-35. The project would conclude with the construction of a 254,000-square-foot industrial building adjacent to 167th Street.

Panattoni will work with Olathe-based Phelps Engineering, Inc. as the project engineer.
