Panattoni Acquires 534,600 SF Modern Industrial Facility

Fenton, MO–Panattoni Development Company, Inc. announces the acquisition of a vacant 534,600 square foot modern, value-add industrial building in Fenton, Missouri, a suburb of St. Louis. The 30.84 acre property is located at 2211-2231 Hitzert Court.

The building was constructed by Chrysler in 2000 and was designed as a material supply building. The high velocity warehouse stored all parts used to assemble vehicles at the adjacent Chrysler plant.

A unique feature of the building is that it is rail served by Burlington Northern with a 650’ exterior rail spur and 420’ interior spur. The interior and exterior rail has the ability to store up to 16 rail cars on site. Burlington Junction’s 11 acre rail yard sits across the street from the building.

The site is conveniently located at the I-44 and I-270 arteries. The building features 28’ clear height, ESFR sprinklers, heavy power, 275 drop lot spaces, heavy car parking, 3 drive in doors and 90 dock high loading doors. With the infrastructure and power mentioned above, the building can easily support a light assembly or manufacturing use.

Hitzert Court functions well as a single tenant or multi-tenant building. It can be demised down to 50,000 sf; accommodating up to five tenants in the building.
