Panattoni Breaks Ground on Office Building in Beltway 8 Corporate Centre, Houston, TX

Panattoni Development Company has begun construction on a 135,000 square foot speculative office building in its northwest Houston office park, Beltway 8 Corporate Centre. The park is on Beltway 8, just north of Clay Road. The structure is being built by Arch-Con Construction.
According to Panattoni Partner Todd King, the entire Houston market is seeing a great deal of development geared to meet the expected absorption of Class A office space in the immediate future. Of the eight buildings that Panattoni has developed in Beltway 8 Corporate Centre, there is a vacancy factor of less than 1%. King said, “We’re taking a relatively conservative approach here and expect to offer the most economically attractive opportunity in this part of Houston for brand new office space. Tenants will receive a first class building featuring an elegant lobby in a great business park with superior Beltway 8 accessibility.
Arch-Con is the design-builder and is teaming with Powers Brown for the project design. The building will feature and exceptional. Lobby that is two stories high, encompassing 3,000 square feet. Upgraded finishes include an Armstrong acoustical wood panel system on the ceiling, 6” x 24” stacked limestone panel walls, 30” x 60” porcelain tile wall panels, maple wood veneer walls, terrazzo floors and a floorometry entrance.
The exterior will integrate standard curtain wall glass with a 2.5 inch system installed as “flyby.” Surface parking from the Beltway is 4.5/1000. Cassidy Turley’s John Pruitt and Jessica Ochoa are handling the project leasing duties.
