Panattoni & Crow Holdings Break Ground on 782,875 SQFT FRED310 Project in Frederickson

SEATTLE, Wash. – November 30, 2023 – FRED310, a prominent new warehouse/distribution project on ,310-acres in the Greater Seattle area, developed by the joint venture of Panattoni and Crow Holdings ,Capital, has broken ground on its 782,875-square-foot building (E) for Harbor Freight Tools, a national tool ,retailer. The long-term lease, which remains one of the largest industrial leases in the region in 2023, was signed earlier this year. Sierra Construction serves as the project’s general contractor. The building ,officially commenced construction on November 29.

The state-of-the-art Class A project is located at Canyon Rd E and 176th St. E in the city of Frederickson, Washington. Currently, four buildings (C, D, E, G) totaling 3,266,390 square feet are already under ,construction in the development, much of which is already preleased. The industrial park is expected to expand to as much as 4 million square feet once all six buildings are completed.

Executive Managing Directors Scott Alan, SIOR and Patrick Mullin, and Managing Director Connor Cree with Cushman & Wakefield represented ownership in the lease with Harbor Freight Tools and lead marketing efforts for the project.
